A Little Luxury For Me

When is the best time to consider moving home?

August 22, 2025 by Erica Hughes Leave a Comment

Moving home is one of the biggest decisions you’ll make in your life. Whether you need more space or are considering a new location, timing plays a crucial role in making the transition smoother.

But how do you decide when it’s the right time for you? While there’s no perfect moment, understanding a few key factors can help you navigate the process.

The property market cycle

The property market experiences natural cycles that can impact both prices and availability. Typically, the market tends to be more active in spring and summer. This period sees an increase in listings, offering a broader range of options. More properties on the market mean you’re more likely to find your ideal new home.

But the increased demand during this time can drive up prices, making it a less appealing time for buyers looking to find a good deal. If you’re not in a rush, you might want to consider autumn or winter for a move. During these months, the market tends to quieten down, meaning you could face less competition and potentially lower prices.

Your personal and financial situation

If you’ve recently had a change in income, taken on a new job or experienced a life event like a growing family, these changes might influence your decision. Buying a home is a big commitment, so it’s essential to assess whether your finances are in a strong enough position to secure the best mortgage deal.

If you’ve already started thinking about your budget, it’s also wise to factor in how moving might impact your day-to-day life. If you’re renting, your lease might end at a particular time, giving you a natural window to plan your move. But if you own your current property, you may need to sell your home first, and this introduces an additional hurdle.

School terms and work commitments

If you have children, it’s generally best to move during the summer holidays. This gives them time to adjust before the school year begins and helps avoid disrupting their education. Similarly, if you or your partner’s work situation involves long hours or a demanding schedule, it may be wise to plan your move during a period of downtime, such as annual leave or between job transitions.

Logistical considerations

The logistics of moving, such as hiring removal companies or booking time off work, will affect your timing. For example, during the busy spring and summer months, moving companies may be fully booked or charge higher fees due to demand. To avoid these issues, consider moving during the quieter months when you’re likely to have more flexibility and lower costs.

Alternatively, if you’re relocating to an area prone to harsh weather at certain times of the year, it’s wise to plan ahead to account for potential challenging conditions.
