Maximising Property Value Through Renovations

Renovation is rarely about simply enhancing the aesthetic appeal or functionality of a property. More often than not, it’s a strategic move to increase its market value. Property developers and homeowners alike will often invest a great deal of time and money in a property to boost its market value before putting it up for sale.

 For property developers and homeowners alike, the primary goal of renovation is often to increase the property’s market value and gain as healthy a return on investment (ROI) as possible. By increasing the living space, you’re directly enhancing the functional appeal and marketability of your property. For example, houses are generally valued on how many bedrooms they have so by adding an extra bedroom, you can significantly increase the property’s value, particularly in markets where larger homes are in high demand. However, given the prevalence of the environmentally-conscious buyer in today’s society, the construction of extensions must be thoughtful to maximize energy efficiency. Upgrades that improve a property’s energy efficiency could include anything from the installation of double-glazed windows to updating the heating and cooling systems with air source heat pumps over conventional boilers. Energy-efficient homes not only offer operational cost savings but can be declared as green homes, which is a major selling point in today’s real estate market.

Renovations can significantly enhance the value of a property, but the key is to focus on improvements that offer the best ROI. Don’t spend money on fancy and expensive renovations that look nice but add no definitive value. Pick your battles and think strategically and practically. Research, as ever, is key but if you take your time and follow the tips above, you should be able to squeeze the most value possible out of your property.
